Servicing Sydney metro Commercial sites only

What we do

Everything a commercial site needs, under one agreement.

Eleven service lines, one scope of works, one account manager and one invoice. Take the whole package or just the piece you are missing.

Service lines

Open any line to see what actually sits inside the scope. If something you need is not listed, ask. Most of what we do started as a client request.

The core contract, and where most sites start with us. Occupied commercial space cleaned nightly, daily or periodically, scoped area by area so nothing falls into the grey zone between what you assumed was included and what actually was.

We write the scope against your floor plan, not a generic template, and the crew works to that same list every visit.

What the scope covers

  • Workstations, desks and high touch points
  • Reception, meeting rooms and boardrooms
  • Kitchens, breakout areas and end of trip facilities
  • Washrooms and amenities, sanitised and restocked
  • Vacuuming, mopping and spot cleaning throughout
  • Internal glass, partitions and entry doors
  • Waste and recycling collected and taken to the bin room
  • Lifts, lobbies, stairwells and corridors

Washrooms are what people judge a building on, and they are the first thing to go wrong when a contract is running on autopilot. We run hygiene as a managed service with its own schedule rather than an afterthought at the end of a clean.

Units are serviced on a fixed cycle with the exchange recorded, so you can prove compliance without taking anyone's word for it.

Included in the program

  • Sanitary disposal units, serviced and exchanged on cycle
  • Soap, sanitiser and hand care dispensers
  • Air care and odour control systems
  • Urinal sanitising and drain dosing
  • Toilet paper, hand towel and liner replenishment
  • Nappy and sharps disposal where required
  • Periodic deep sanitising of fixtures and tiling
  • Consumable usage tracked so stock never runs out

Carpet is usually the largest single surface in a building and the one most often ruined by the wrong method. We match the technique to the fibre and the soil load rather than running the same machine over everything.

Between full cycles we handle spot and stain treatment as part of the standing contract, which is what actually keeps a floor looking new.

Methods and coverage

  • Hot water extraction for deep soil removal
  • Encapsulation for low moisture, fast return to service
  • Fibre and colour testing before any treatment
  • Spot and stain response between scheduled cycles
  • Traffic lane restoration in corridors and entries
  • Upholstery, workstation screens and soft furnishings
  • Deodorising and sanitising treatments
  • Work scheduled after hours so floors are dry by opening

Hard floors carry a real safety obligation as well as an appearance one. Our programs are built to hold slip resistance and protect the substrate, not just to make a floor look shiny for a fortnight.

Every surface type gets its own method, chemical and pad selection, recorded in your site file so the result is repeatable across crews.

Surfaces and treatments

  • Strip and seal for vinyl and composition floors
  • Burnishing and buffing programs
  • Grinding, honing and polishing for stone and concrete
  • Grout cleaning, colour sealing and restoration
  • Timber cleaning and recoating
  • Terrazzo, tile, slate and safety flooring
  • Slip resistance maintained through correct product choice
  • Scrubbing and sealing for warehouse and back of house

Glass is the most visible thing on a building and the hardest to keep on schedule once access equipment is involved. We handle the access method, the permits and the traffic management as part of the job.

Frequencies are set to the exposure of the site. A ground floor retail frontage on a main road is not on the same cycle as a sheltered upper level.

Access and scope

  • Internal and external glass at all levels
  • Atriums, voids, skylights and internal glazing
  • Awnings, canopies, signage and facade panels
  • Elevated work platforms and scissor lifts
  • Rope access and abseil where the building requires it
  • Frames, tracks, sills and ledges included
  • Height safety documentation and permits handled
  • Works staged around trading and occupancy hours

The first thing a visitor sees is the car park and the entry, not the boardroom. External presentation runs on the same schedule and the same reporting as the internal clean, under the same contract.

For multi tenanted and strata sites this is usually where the complaints come from, so we treat it as a core service rather than an add on.

External services

  • Car park, forecourt and entry sweeping
  • Lawn mowing, edging and garden bed maintenance
  • Hedging, pruning and green waste removal
  • Pressure washing of paths, loading docks and bin bays
  • Bin bay washing and deodorising
  • Gutter and downpipe clearing
  • Graffiti and gum removal
  • Seasonal leaf and storm debris clearing

Scheduled pest programs with the documentation to match, which matters as much as the treatment itself once you are dealing with food handling, healthcare or education audits.

You get the service report, the chemical record and the recommendations in writing after every visit, filed against your site.

Program and reporting

  • Scheduled general pest treatments
  • Rodent baiting stations, mapped and monitored
  • Cockroach, ant, spider and flying insect control
  • Termite inspections and monitoring
  • Bird proofing and exclusion work
  • Food safety and audit compliant documentation
  • Licensed technicians and full chemical records
  • Reactive call outs between scheduled visits

Bin rooms are where the whole building's housekeeping becomes visible. We manage the room, the streams and the presentation for collection so contamination stops being your problem.

If you have sustainability targets to report against, we can track and report diversion rather than leaving you to estimate it.

Managed on your behalf

  • Bin room management, cleaning and deodorising
  • Stream separation and contamination correction
  • Bins presented and returned for collection
  • Cardboard breakdown and baling
  • Organics, e waste and secure paper streams
  • Bulk and hard waste coordination
  • Diversion reporting for sustainability targets
  • Liaison with your waste collection contractor

Running out of hand towel is a small thing that makes a building feel badly run. We manage the stock as part of the contract, which means nobody on your team has to notice, order or chase it.

Usage is tracked per site, so the order size is based on what you actually go through rather than a standing guess.

Stock we manage

  • Toilet paper, hand towel and facial tissue
  • Hand soap, sanitiser and skin care
  • Bin liners across every stream and size
  • Washroom air care and deodorisers
  • Kitchen and dishwashing consumables
  • Gloves, wipes and PPE
  • First aid restocking
  • Usage tracked and reported per site

Towels, mats, microfibre and site linen collected, laundered and returned on a set rotation, so your stock never runs short and nobody is washing cleaning cloths in a tea room sink.

Rotation sizes are set to your actual usage, and soiled and clean stock are kept separated end to end.

Items we rotate

  • Hand and hair towels for end of trip facilities
  • Entry mats and anti fatigue matting
  • Microfibre cloths and mop heads, laundered to spec
  • Tea towels and kitchen linen
  • Gym and wellness room towels
  • Salon, clinic and treatment room linen
  • Uniforms and site work wear
  • Soiled and clean stock kept fully separated

Project work quoted per job rather than folded into the monthly contract, so you can see exactly what you are paying for and when it happens.

These are scheduled around your operations. Most of it runs after hours, over a weekend or during a shutdown period.

Project services

  • Builders cleans, rough and final stage
  • Tenancy make good and handover cleans
  • Pre lease and presentation cleans
  • Deep cleans and detail programs
  • Decontamination and infection control cleans
  • Post incident, flood and fire cleaning
  • Kitchen and canteen deep degreasing
  • Shutdown and school holiday period programs

Bundled or single line

You do not have to take all of it.

Plenty of sites bring us in for one thing that is not working, usually the nightly clean or the washrooms, and add the rest once they can see the difference in reporting.

Talk through a scope

One scope documentEvery service line written into a single scope of works with set frequencies.
One account managerThe same person across cleaning, pest, waste and grounds. No handballing.
One invoiceConsolidated monthly billing instead of five contractors and five bills.
One standardThe same checklist and sign off discipline applies to every line we run.

Next step

Tell us what is not working.

Send us the site details and we will come and look at it. You get a written scope and a fixed price, with no obligation.

No contact details required. Takes about a minute.
